Paya Indah Wetlands @ Dengkil

Paya Indah Wetlands is a recreational park in Dengkil (nearby Putrajaya) that revolves around the conservation efforts of the area's peat swamp forests and freshwater lakes' ecosystems. There are 14 lakes in total and some lead to the Kuala Langat river.
In the past the whole place used to be an abandoned tin ore mining area until 1997, when a private company took over to convert the place to be a park which was subsequently opened in year 2000. However, just 3 years into operation, the park closed in 2003 and remained so until 2005 when Jabatan PERHILITAN (Department of Wildlife and National Parks) took over the reigns of the park's management. After some major refurbishment works, the park was reopened to the public in Oct 2008 and is such till today.

New schools badly needed in Puchong












THE board of directors of Catholic High School and SJK (C) Yak Chee, as well as the National Autism Society of Malaysia (Nasom), are seeking a meeting with Education Minister Tan Sri Muhyiddin Yassin to discuss the application for new schools in Puchong.
 In a press conference recently, representatives from both schools said Catholic High School 2 and SJK (C) Yak Chee 2 were needed to solve the problem of increasing student population in the Petaling district.
 Catholic High School board of governors chairman Datuk Lim Hock San pointed out that 1,300 out of the 3,000 students of the school are from Puchong, Seri Kembangan and Kuala Lumpur.
 “Many students want to enrol into Catholic High School, which is located in Petaling Jaya. The school is under a lot of pressure because we can only afford to take in 560 Form 1 students every year,” he said.
 Lim hoped Muhyiddin, who is also the Deputy Prime Minister, would agree to meet them.
 Catholic High School’s board of governors has been planning for Catholic High School 2 since 2008. The board submitted an application to the Education Ministry first in May this year and followed up with another letter in October for an appointment to meet Muhyiddin.
 There are currently four Chinese primary schools in Puchong with a total of 12,000 pupils. Due to increased population, some 1,500 students have to study in schools outside Puchong.
 The application of SJK (C) Yak Chee 2 is timely to relieve the situation.
 SJK (C) Yak Chee board of directors chairman Liong Yen Lam said the school has about 4,000 students.
 “If SJK (C) Yak Chee 2 is approved, it will be a great news for Puchong folk. Parents don’t have to spend a huge sum of money on transportation fees,” he said.
 Meanwhile, Nasom planned to start a special school for autistic children near the site of Catholic High School 2. Not only would the school provide education to the special students, students of Catholic High School 2 would be encouraged to work as volunteers or helpers at the Nasom school.
 Petaling District Chinese School Development Committee chairman Lim Keh Kuan, who was also present, said the district was still in need of more than 10 Chinese primary schools for an optimal study environment.
 “Ideally, a school should only have about 1,500 students. Therefore, the district needs to have 35 Chinese primary schools to cater to some 50,000 students. We only have 20 Chinese primary schools at the moment,” he said.
 Conforming School Development Council chairman Lim Eng Hua also expressed his wish that the Education Ministry would approve the application of Catholic High School 2.

Plenitude targets RM300m GDV sales for FY13












KUALA LUMPUR (Nov 5): Property developer Plenitude Bhd is targeting to achieve RM300 million in gross development value (GDV) sales, despite delays in its property launches for the financial year ending June 30, 2013.
Speaking to reporters after the group's annual general meeting Monday morning, Plenitude executive chairman Elsie Chua said the group is planning to launch 638 units of residential properties next year with a total GDV of RM313 million.
"We are still cautiously optimistic moving forward, but we are already looking at launching two phases in Puchong, serviced apartments in Johor Bahru and one more in Sungai Petani," Chua said.
However, Chua noted that unexpected delays in obtaining regulatory approvals have pushed back Plenitude's property launches to early next year."We are still in the midst of obtaining approvals and there have been some delays. Hopefully, we can launch our Puchong development sometime by April next year," she said.
While this small-cap property developer has kept a relatively low profile, Plenitude's recent acquisition of the 1.1 acre land adjacent to Komtar in Penang could draw some attention to the group and it's plans for the prime Georgetown land.
"This will be quite an interesting project for us. We recently bought the land for RM33 million. We're still working out the details on our plans for it but it will be a mixed commercial development," Chua added.
As at June 30, 2012, Plenitude's land bank size stood at around 1,797 acres while total current and future GDV is estimated to be around RM6.3 billion.
Another thing worth highlighting about Plenitude is that the group is in a net cash position, something that is not often present in other property developers.
"Unlike other property developers in the market, this company basically has no gearing. We think holding cash especially during uncertain times in the economy is a good thing especially when a sudden opportunity to increase our land bank size appears," said William Tan Yew Ngee, the group's executive director.
The group has a cash and cash equivalent position of RM355.4 million and nil borrowings as at June 30, 2012. Net asset per share stood at RM3.13.

Carrefour sells Malaysia stores to Japan's Aeon












French retail giant Carrefour said Wednesday it had sold its network of stores in Malaysia to Japan's Aeon for for an enterprise value of 250 million euros ($324 million).
"The transaction is part of Carrefours strategy of refocusing on its core activities and allocating its resources to mature countries where it occupies strong and established positions and emerging markets where it has strong growth potential," the French retailer said in a statement.
An enterprise value usually includes the value of the debt of the company being acquired minus cash in the business.
Carrefour said Aeon would gain a leading position in the Malaysian market with the sale.
With 26 hypermarkets, Carrefour was the fourth largest retailer in Malaysia with net sales of 400 million euros in the year to June.
A major retailer in Japan, Aeon already has 29 stores in Malaysia.
Carrefour, the world's second-biggest retailer by sales after Walmart, has been seeking to rejuvenate its performance which has been held back by the slowdown in its core European markets.
The shakeup and refocus of its operations helped generate a 2.1 percent-increase in third-quarter sales.
Earlier this month sold off its operations in Colombia for an enterprise value of 2 billion euros.
